Creating Needs Based Personas for Brand Development

A case study with Legacy Property

The Context

After closure since 2014 and over 100 years of coke production, the Illawarra Coke Company has been considering the future of the property as a residential development. There was a need to create a series of demographic and needs based personas to help drive decision making for the development.

The Challenge

To understand potential buyers in detail, we needed to ensure recruitment of many different demographics as well as uncovering perceptions about the region and new development for the former Coke Works site in the Illawarra.

The Journey

In-Depth Interviews provided great insight into the needs of people at different stages of their life while taking into account their perceptions of the area, proposed developments and interest in moving based on where they currently live. All participants did a homework pre-task to help us understand needs and feelings with time to consider more detail.

The Results

Identified how life stage influences have changed over time, including attitudes, perceptions and needs for the next home.
Distinguished primary, secondary and tertiary targets for the site, development needs, level of interest in the area and site and key messages/comms required to overcome concerns and barriers
